What is Landwell?
The LandWell Company is the real estate development arm of Basic Management Incorporated (BMI). Based in Henderson, Nevada, the company specializes in large-scale environmental restoration and the transformation of former industrial sites into thriving master-planned communities.
Master-Planned Development: Cadence is one of the nations top-selling residential communities.
Land Assemblage & Sales: Strategically acquire, entitle and sell land to homebuilders and commercial entities. Have facilitated major deals for the Henderson auto mall, retail centers and Google.
Infrastructure & Resource Management: LandWell continues to manage critical assets, including water and power services for industrial customers in the Henderson area.
A Vision for the Future
1990-1995: Developing a plan
During this period, Rick Kellogg recognized the development potential of BMI’s land as growth accelerated in Henderson and the Las Vegas Valley, prompting BMI to voluntarily enter NDEP/EPA oversight to restore the property. BMI hired developer Mark Paris, who secured regulatory release of land west of I-95, prepared it for sale, and used early land transactions to fund operations, cleanup, and master planning. Key sales in 1993 included a 27-acre parcel for $4M and an 80-acre site for a major automall in Henderson. Environmental cleanup continued, and in 1994 Paris left BMI to further his development experience at Disney’s Celebration project in Florida.

1995-2000: Plan in motion
During this time, land sales commenced at Black Mountain Business Park and the Black Mountain Industrial Center under the development leadership of Mark Paris – including early residential negotiations that led to a major 1995 sale to Lewis Homes. LandWell strengthened its development credibility through quality industrial projects, strategic landscaping improvements along Lake Mead Parkway, and the construction of its own office building. Environmental progress continued with independent industry cleanups, the voluntary formation of a Restoration Advisory Committee to engage the public, and the purchase of insurance policies to manage long-term environmental risk.

2000-2005: Begin with end in mind
During this period, the Traverse Point mixed-use development was entitled, providing ongoing funding for LandWell. Mark Paris returned in 2003 to lead development efforts and advance the sale of remaining and master-planned properties while environmental restoration continued. Significant land consolidation occurred with the return of 433 acres from TIMET to TLC, and although a sale of the full 2,200-acre master-planned area was negotiated with Centex Homes, the transaction ultimately failed due to the 2008 market downturn and cleanup contingencies.

2005-2010: The rebirth of East Henderson
In this period, a major 2006 commercial land sale anchored by Target helped transform the rebirth of East Henderson, while long-term environmental investigations culminated in the AOC III agreement establishing the framework for final land restoration. LandWell and the City advanced the Cadence redevelopment partnership, finalized backbone infrastructure and access, and executed the original master plan development agreement, including voluntary soil testing commitments. In 2008, large-scale physical cleanup formally began, with millions of cubic yards of soil remediated, and despite the economic downturn, operations were stabilized and value was preserved through continued agreements and cleanup efforts.

2010-2015: The evolution of Cadence
During this time, major remediation and earthwork were completed, enabling revisions to the development agreement that adapted Cadence for a new economic climate. Cadence Phase I advanced with mass grading, removal of berms to reveal valley views, and the first land sale to Lennar, which funded critical infrastructure. The community was formally branded and dedicated as Cadence, early amenities such as Central Park began construction using reclaimed water, and the Pinecrest K–12 charter school land sale marked the arrival of essential community infrastructure in east Henderson.

2015-2020: Top Selling Nationwide
In this period, environmental remediation milestones were achieved with completion of soil cleanup and final regulatory clearance, enabling accelerated community development in Cadence. Key civic, residential, and commercial progress followed, including land donations for educational uses, the first home sales along Central Park validating the community design, closure of school and grocery-anchored retail sites, and major infrastructure coordination with the City. Momentum expanded through high-profile economic development efforts, including a Google land sale and support for major regional projects, reinforcing Cadence’s growth and east Henderson’s transformation.

2020-2025: Continued improvements
LandWell and the City advanced key connectivity improvements linking Cadence to downtown Henderson, while proactive measures during the pandemic helped sustain sales momentum. Major community milestones followed, including the opening of Smith’s, early completion of Central Park, and rapid national recognition as one of the country’s top-selling master-planned communities. By the end of 2022 most land was sold, environmental oversight advanced to long-term groundwater monitoring only, retail buildout continued, and Cadence emerged among the top three master-planned communities nationwide.
